When can marketing commence?
For a temporary period due to end on the 31st December 2008, once a request has
been made to Live which is accompanied by payment or a commitment to pay for
all the required documents, the property may be marketed.
What are the required documents?
- A HIP Index, setting out which documents have been requested and included in the HIP
- An Energy Performance Certificate (EPC) for a property physically complete at the first point of marketing
- A Sale Statement, setting out basic information such as Seller, Tenure, Capacity of person selling (normally Owner), whether it is a sale of whole or part of a larger Title, whether the Title is registered or not, and stating the property is being sold with vacant possession.
- Evidence of Title, Official Copies of the Title and Plan
- Local Authority Searches
- Drainage and Water Searches
- Additional information for leasehold and commonhold sales, where appropriate.
New Build HIP
When can marketing commence?

The required documents for a registered Freehold are:
- A HIP Index, setting out which documents have been requested and included in the HIP
- A Predicted Energy Assessment (PEA) for a property not physically complete at the first point of marketing - OR
- An Energy Performance Certificate (EPC) for a property physically complete at the first point of marketing
- A Sale Statement, setting out basic information such as Seller, Tenure, Capacity of person selling (normally Owner), whether it is a sale of whole or part of a larger Title, whether the Title is registered or not, and stating the property is being sold with vacant possession.

- Local Authority Searches
- Drainage and Water Searches
- Since 1st May 2008 a further document for new homes namely a rating against the Code for Sustainable Homes is now required. This is a new requirement and was only announced on the 6th March by the Housing Minister.
